The Albuquerque real estate market continues to show resilience, with home values remaining strong even as buyers enjoy a little more breathing room. Here’s what happened this past week compared to the same time last year:
🏡 301 new listings hit the market, up from 285 last year. More inventory means buyers have more options and less pressure to make rushed decisions.
🔑 204 homes went under contract, compared to 222 a year ago. While buyer activity has softened slightly, well-priced homes are still attracting serious interest.
🎉 186 homes closed, down from 203 last year, reflecting a market that’s moving at a steadier pace.
💰 Median sales price climbed to $373,500, up from $351,000 last year—an increase of over 6%. This continued appreciation is great news for homeowners who have built equity.
📈 Homes sold for 99% of their asking price, compared to 98% last year. This tells us that accurately priced homes are still commanding strong offers.
What This Means
For Sellers:
Home values remain strong, and buyers are still paying very close to asking price. While homes may take a little longer to sell than during the peak frenzy, strategic pricing and strong marketing continue to deliver excellent results.
For Buyers:
With more homes available, you have more choices and greater negotiating opportunities than we’ve seen in recent years. Waiting for the “perfect” interest rate could mean paying more for the home as prices continue to appreciate.
